Minimum Age Requirement
Guests must be at least 25 years old to book this home. The reservation holder must stay for the
entire duration of the booking.
Short-Term Rental Classification
This reservation is for a short-term vacation rental only and is not subject to landlord–tenant laws.
Cancellation Policy
Cancellations 30+ days before check-in receive a 100% refund. Cancellations 14–30 days before check-in receive a 50% refund. Cancellations 7–14 days before check-in receive a 25% refund. No refund within 6 days of arrival. For special circumstances, please contact the owner.

Payment Terms
The full balance is due at day of booking.
Responsible Renter & Guest Conduct
The booking guest must remain on the property and is responsible for the behavior of all other guests.
Good Neighbor Policy & Quiet Hours
This home is located in a quiet residential neighborhood.
To respect our neighbors:
- Quiet Hours: 10 PM – 7 AM
- No parties or loud gatherings
- No outside noise audible beyond the property during quiet hours
Parking Policy
Guests must follow all posted parking rules. Street parking may be limited. Parking on the property is free and available to cars, trailers, golf carts, etc.
Maximum Occupancy
Exceeding the maximum number of guests listed on the reservation (8) is prohibited.
Violations may result in immediate termination of the stay without refund.
No Smoking or Vaping
Smoking or vaping anywhere on the property is prohibited.
Pet Policy
Dogs are allowed with approval and a paid pet fee ($100).
Pets must be house-trained and kept off furniture.
Owners are responsible for their pets and need to clean up after them. Any damages or extra required cleaning may result in an additional fee.
Events & Commercial Use
Events, parties, weddings, or commercial use (including photo/video shoots) are not permitted without written approval.
Safety & Personal Responsibility
Guests assume all risk related to the use of grills, outdoor equipment, proximity to water, or
any activities undertaken during their stay.
Check-In & Check-Out
Check-in and check-out times are included in your confirmation email.
Unauthorized late check-out or early check-ins may incur additional fees.
Housekeeping
The property is professionally cleaned prior to your stay. If you are not satisfied, please contact us immediately so we can solve the problem at PCB vacation homes.

Guest Responsibilities
- Start the dishwasher before departure
- Remove all food from the refrigerator
- Clean spills as needed
- Report accidental damage immediately to the owner
Prohibited Activities
Illegal activity, misuse of internet services, harassment, or disruptive behavior
is strictly forbidden.
Damages & Additional Fees
Guests are responsible for:
- Damages to property or furnishings
- Lost keys or access issues caused by guests
- Noise or city violations
- Unauthorized pets
- Excessive cleaning charges
Weather & Acts of Nature
No refunds for weather, storms, red tide, beach closures, or local construction.

Legal & Liability
Guests agree to indemnify and hold harmless the property owners and managers
for injuries or losses occurring on the property.
Property Substitution
In rare cases where the home becomes unavailable, a comparable property may be offered
or a full refund issued.
Assignment
Guests may not assign or transfer this reservation without our approval.
